The luxury property market in Lagos is, in many respects, an emotional market. Buyers at the premium end of the spectrum are rarely motivated purely by square footage or proximity to a particular school. They are buying a vision of a life. They are buying the feeling of coming home to something that reflects their status, their taste, and their sense of what they have worked to achieve. A property that is empty, poorly presented, or cluttered with a previous owner's furniture asks those buyers to do too much imaginative work. The best properties do that work for them.

Why Staging Works

There is a substantial body of international evidence, and a growing body of local evidence, that professionally staged properties sell faster and achieve higher prices than comparable unstaged properties. The mechanism is straightforward. A staged property photographs better, which means it performs better online, which means it attracts more qualified enquiries. It presents better in person, which means viewings convert to offers at a higher rate. And it signals to buyers that the seller is serious and has invested in the transaction, which subtly anchors price expectations upward.

In the Lagos luxury market specifically, where many of the best properties are sold to buyers who are not physically present during the marketing period and who rely heavily on photography and virtual tours to make their initial assessment, the quality of the visual presentation is not a nice-to-have. It is a fundamental commercial decision.

The Lumina Staging Process

Our approach begins with the property in its current state, whatever that state may be. For occupied properties, we work with sellers to identify and remove items that are visually distracting or that personalise the space too heavily. Family photographs, excess furniture, and items that reflect very specific personal tastes are removed. The goal is a space that feels lived-in and aspirational simultaneously, not a showroom and not a home mid-move.

For vacant properties, we bring in furniture, art, soft furnishings, and accessories selected specifically for the property's architecture and target buyer profile. A Ikoyi penthouse aimed at a corporate executive receives a different treatment from a Lekki family villa aimed at a couple with young children. The staging brief is always connected to the marketing brief.

Photography and Virtual Tours

We work exclusively with architectural photographers who understand luxury residential work. The difference between a property shot by a general-purpose photographer and one shot by a specialist is immediately visible, and it has a direct commercial impact. We also invest in high-quality virtual tours for all properties above a certain price threshold, because the buyer pool for Lagos luxury increasingly extends to the diaspora and international investors who will not visit in person until they are close to a decision.

The Numbers

Across our portfolio over the past 18 months, properties that went through our full staging and photography process sold on average 35 percent faster than comparable unstaged properties, and achieved sale prices that were on average 8 percent higher than initial agent valuations. These are not trivial numbers. On a property valued at N800 million, an 8 percent uplift is N64 million. The cost of professional staging and photography rarely exceeds N5 million. The return on that investment is, in most cases, exceptional.
